When a real estate transaction gets complicated, Keystone Collaborative finds a path forward.

Keystone Collaborative specializes in resolving complex real estate challenges, including short sales, foreclosure, title defects, probate, tax issues, liens, and judgments. We bring the right parties together to negotiate solutions, overcome obstacles, and move difficult transactions toward closing. We help homeowners nationwide from our base in the Kansas City area (Overland Park, KS). Keystone Collaborative works on both residential and commercial real estate challenges.

KCEREC is short for Keystone Collaborative. A keystone is the stone at the top of an arch that locks the others in place. That's the role we aim to play when a real estate transaction gets complicated: bringing the parties together so the file holds.

Residential

Complex situations involving homes and the people who live in them, from low or no equity and short sales to foreclosure, title, probate, tax issues, liens and judgments.

Commercial

The same complex situations, with commercial and investment property and the businesses, LLCs and parties that own it: low or no equity and short sales, title defects, tax issues, liens and judgments, foreclosure and loss mitigation, and end-to-end transaction coordination.

Different owners, different dynamics, the same disciplined approach to finding a path forward.

What We Do

01

Broad Problem-Solving Expertise

Our work goes well beyond short sales or foreclosure. We help navigate the financial, legal, title and transactional complexities that can keep a property from being sold or a transaction from closing.

02

Complex Transaction Resolution

We bring experience, specialized knowledge, negotiation capabilities and process management to every file. Whether the obstacle involves a mortgage servicer, an unresolved lien, a probate matter, a tax obligation, a title defect or a pending foreclosure, our focus is identifying a viable path forward.

03

Collaborative, Win-Win Outcomes

We work with homeowners, real estate agents, attorneys, investors, mortgage servicers and other stakeholders to find practical, compliant solutions that align interests and help transactions reach successful outcomes.

What We Solve

Low or No Equity / Short Sales

Negotiating with mortgage servicers and lienholders when the property's value isn't enough to satisfy outstanding obligations.

Complex Title Issues

Identifying and helping resolve title defects, ownership complications, and other obstacles that prevent clear title or a successful closing.

Probate and Inherited Properties

Coordinating with heirs, representatives, attorneys and other parties to navigate transactions involving estates and probate.

Tax Issues

Helping navigate property tax delinquencies, tax liens and other tax-related complications affecting real estate transactions.

Liens and Judgments

Negotiating settlements, releases and other resolutions involving liens, judgments and outstanding claims against a property.

Foreclosure and Loss Mitigation

Working with homeowners, mortgage servicers and other stakeholders to evaluate foreclosure alternatives, negotiate viable solutions, and help prevent foreclosure when viable alternatives exist.

End-to-End Transaction Management

Coordinating complex files from intake and evaluation through negotiations, approvals, title resolution and closing.

Who We Work With

Homeowners and property owners, residential and commercial real estate agents and brokers, foreclosure defense and bankruptcy attorneys, residential and commercial investors, title companies and mortgage servicers. We're a small team that works directly with each of them. Partners who submit a file can track its status in the Partner Portal. Here's how.

Homeowners

You can contact us directly. We'll look at your dates, explain the options that may fit, and, with your written permission, work with your lender on your behalf.

Talk to Our Team

Investor Partners

Residential and commercial investors: refer a homeowner or property owner you're talking with. Investor partners submit files and, when the numbers work, are often the buyer. We work to help the homeowner reach the best available outcome, and every party on the file goes through the same disclosure and lender-approval process.

For Real Estate Investors

Real Estate Agents

Residential and commercial agents and brokers: refer a seller who's behind on payments or owes more than the property will sell for. We work the lender side for the homeowner, and you keep your listing and your client.

For Real Estate Agents

Foreclosure Defense Attorneys

On residential and commercial files, you stay your client's legal counsel and handle the defense. We work alongside you on the lender and lienholder side of the file: negotiation, documents and coordination. We don't give legal advice, and we don't promise any result on a foreclosure or a sale date.

For Attorneys

Bankruptcy Attorneys

Refer a client who needs a short sale or loss mitigation option worked on a residential or commercial property, including sales that need court or trustee approval. We handle the lender side alongside you, never in place of you, and we don't give legal advice.

For Attorneys

Mortgage Servicers

We work collaboratively with servicers on residential and commercial files to help the homeowner or property owner reach the best available outcome. When we're on a file, you get a complete, organized package, and you work directly with our team, which tends to make the review smoother.

For Mortgage Servicers

Title Companies

Refer a homeowner or property owner, or bring us in when a residential or commercial sale has liens to clear. Payoffs, approval letters and lien releases are gathered early, so problems come up before the closing table.

Frequently Asked Questions

Who does KCEREC help?

The homeowner is at the center of every file. Some homeowners contact us directly. Others are referred by a real estate agent, an investor partner, a bankruptcy or foreclosure defense attorney, a title company or another professional. We work to help the homeowner reach the best available outcome, and we do it collaboratively with servicers and other parties. Every party knows our role from the start.

What does KCEREC do on a file?

We work the file to help the homeowner reach the best available outcome. We negotiate with lenders and lienholders, prepare documents, and coordinate everyone involved so the homeowner can make an informed decision and the sale or resolution can close.

What kinds of files do you handle?

Low or no equity and short sales, complex title issues, probate and inherited properties, tax issues, liens and judgments, and foreclosure and loss mitigation, from intake through closing. We also coordinate on sales that need court or trustee approval, working alongside the homeowner's bankruptcy or foreclosure defense attorney.

How long does a file take?

It depends on the lender, the investor behind the loan, the number of liens, and any sale date already set. We can't control a lender's review time, so we don't promise one, but you'll always know where the file stands.

Where do you work?

We help homeowners nationwide, and we're based in the Kansas City area (Overland Park, KS). Foreclosure rules and timelines differ from state to state, so we look at the rules that apply to each file.

We bring people, expertise, and solutions together to overcome the obstacles that stand in the way of successful real estate transactions.
